After Hurricane Katrina, news reports came out concerning the low percentage of coastal residents that had flood insurance.  This was true not only on the Mississippi Gulf Coast but throughout Mississippi.  In a state that is bordered by the Mississippi River and the Mississippi Sound/Gulf of Mexico and with rivers and swamps throughout the state, we began to market flood insurance.  In doing so, we have become very knowledgeable about the National Flood Insurance Program and what is needed to help the customer have the best coverage and the best possible rate.

DON'T WAIT UNTIL IT'S TOO LATE

Unless being forced by a lender or a disaster agency to purchase flood insurance, a flood insurance policy generally takes effect 30 days after the purchase of the policy.  Homeowners and Renters insurance do not typically cover flood damage. 

Non-residential/Commercial property owners can insure a building for up to $500,000 while a Residential property owner can insure their home for up to  $250,000.   A 30 day waiting period must pass before most flood policies become active.

AFTER THE FLOOD

After the flood subsides, there will be those that had flood insurance and those that did not.  For those that did not, there will be FEMA assistance in the form of SBA Loans and FEMA Grants.  In order to qualify, you must purchase flood insurance.
